We always start with your why and your individual property goals. Once we are clear on that we formulate a strategy on how we are going to get your there.
02. Finance & Structuring
Property investment is a game of finance. Once we have your goals and strategy we recommend you to our partners to ensure you have the right structures and finance in place.
03. Suburb Selection
The right suburb will do 80% of the heavy lifting for capital growth. To make sure we get this right we identify the top 1% of the 15,264 suburbs using our 35+ variable data strategy.
04. Property Selection
For a property to meet our standards we use a 20 point selection criteria. This includes where it is located and specific property attributes a good investment property needs.
05. Valuation & Due Diligence
We always want to make money on the way into a property purchase which requires a high level of our own valuation methods to determine market value. We also then cover a full due diligence process to ensure it meets our investment standards.
06. Negotiation
We are expert negotiators and always aim to achieve a property purchase under market value. We deploy negotiation techniques on your behalf to get the best result four our clients.
07. Property Management Support
Our relationship lasts beyond settlement and as part of our process we will identify a top performing property manager in the area and make our recommendation to work with them. We then work along side them and our clients for the life of that property.
08. Portfolio Health Checks and Repeat
Buy, manage, repeat. To achieve your financials goals will typically mean more than one property so we look at your portfolio holistically to see how it’s performing and advise when you are ready for the next.
