Established Properties

We only buy established properties. We don't buy anything brand new, off-the-plan or house and land. These properties have been shown to underperform and break some of our 6 rules.

High Capital Growth

We believe in timing the market, not time in the market. At Compound we're contrarian investors, which means we seek value and look for markets before they have had their growth run. This means you'll get maximum capital growth to keep you moving. We have a strong history of picking early markets using our research.

Affordable Price Points

We don't buy expensive, low yield investments. We focus on affordable price points. Lower price points have many benefits, including higher capital growth percentages, the largest buyer and tenant demand, performance in tough times and liquidity. Our average price point is $437k.

Under Replacement Cost

Supply is the enemy of growth unless you buy well below the rebuild cost. We look for properties priced below, usually half or even a third of, what it would cost to buy the land and build. This is done through identifying early markets.

Strong Rental Yield

Cashflow is king. The average yield in Australia is 3.8% and that's one of the reasons why most investors get stuck. We aim to buy properties with rental yields between 6–8%.

Under Market Value

Make money when you buy. Our buyer's agents build relationships nationwide to give us access that others don't have. We buy 83% of our properties off-market, which reduces competition and gets us the best price.
